Let’s assume you own a business and you have a lot of write offs for expenses. Then 2 years tax returns may not be for you. So, you can get a primary, loan or investment loan using your business or personal bank statements. To get this loan, this is what you need:
Step 1) Upload 12 months bank statements to get it approved by the lender.
Step 2) They will use 50% of your business deposits for income and 100% of personal depsoits for income assuming your business pays your personal account. If you need to have less than a 50% expense ratio, you can get a CPA/EA/PTIN/Tax Preparer letter to say “I have reviewed his taxes for 2 years and his expense ratio is x%.
Step 3) Fill out application at joshuadan.com/apply
Step 4)Pull credit
Step 5) Upload Purchase Contract – if purchase and earnest money deposit.
Step 6) Upload your operating agreement or something that shows you own a business and how much of it you own.
Step 7) Order title and insurance and appraisal
